It’s one thing to use social media and it is another to have an effective strategy to really contribute to your business development.

According to the expert Ian Greenleigh , a good social marketing strategy to attract and retain the attention of your customers and prospects and above all allow you to bypass obstacles of these new media into five shares.

Arrive early: in social media, the first arrivals always have an advantage. The new tools and platforms are increasingly open and encourage reciprocal communication. More users are added, we see more abuse and more restricted access. And do not forget that the basis of the relationship you are trying to establish is the shared interest in the medium, not the status of the user.

Surprise: even the best email marketing or solicitation calls are now ignored and this is more the medium than the message. To get noticed in social media, you must appear in a completely different context. For example, you can target very specific groups or even people with a well-constructed advertising on Facebook. Another effective strategy is to identify influencers on social networks and build a relationship with them. Remember that social media the key to success is the influence and access.

Explosive content: they never repeat it enough, content is king in social media. You need the efforts and resources to attract and retain attention. You are wasting your time if you aim for policy makers in your posts. You must convince the entire network of your targets. And to do this, you must develop content relevant and interesting. Effective content is transferred and shared quickly and gives you visibility and credibility in social networks.

Be dimensional: your presence in social media should reflect your expertise and authority, but also your personality and values. Each point of contact in social media should be like you. Authenticity in the words and the content you will go a long way in business development.

The capital of ego: we all love to be told that we are good and effective. You must use capital wisely with your ego networks. You can for example integrate comments or diffuse information by decision makers in your targeted content. It is a popular form of tribute. But do not abuse capital of ego, because the margin between admiration and obsequiousness is sometimes thin.

The former governor of the Bank of Canada contradicts his successor, Mark Carney. David Dodge, there is no real problem of housing bubble in Canada, except in Toronto and Vancouver, where a higher rate would have little impact.

In the cities of Ontario and British Columbia, rising property prices is mainly due to a surplus of foreign investment, he said. “We know very little about the phenomenon, and we do not know if it will be stable,” said David Dodge, The Financial Post on the sidelines of a speech he delivered yesterday in Edmonton.

Few data are available to measure the magnitude of the problem in these cities, and an intervention on the rate of the country would have little impact on the behavior of foreign investors, he says.

Desjardins, economist Mathieu D’Anjou agrees. “The central bank can not raise the rates just to slow the condo market in Toronto,” he said to LesAffaires.com.

In addition, Dodge does not share the concerns of Mark Carney as to the hazards of the current level of household debt. He still believes that the federal government might have interest in reinforcing the rules a little more allowing individuals to have access to a mortgage.

Interview with independent analyst and author of “The Truth About the Spanish property market”

Matthew Borja answer us this questionnaire by email from London. Leaves no stone cold. Crushes all myths. Do not miss your answers.

How many years will continue lowering the price of housing in Spain?

Until 2014 at least. I think that the soil can be formed in 2015-2017 and since then prices will remain at these levels for several more years. From that moment, it is quite possible that the additional correction not see it in nominal terms but for the effect of inflation.

What is the setting that has accumulated the Spanish property market and falling prices what remains to us?

From peak price bubble in the housing market (back in mid-2006) until now, the prices of the apartments have already lowered the 42-43%. I mean sale price effective at the flea market. In the rental market, which peaked in early 2007, prices have already corrected 42-43%.

To touch down in real terms (taking into account the effect of inflation), prices of the flats come down 65-70% in large urban areas such Gran Gran Bilbao Barcelona and 80-85% in beach areas or mountain.

These objective assessments and we’re getting into areas of Madrid or Barcelona Gran. So Usera, Malasaña or Parla, prices have fallen 55-60% of what we have to add the inflation effect. In Hospitalet de Llobregat the lows are around 53-55%. Only to mention specific areas, but there are many more.

How believe that house prices affect the new provisions required by the Government in the Spanish financial sector? Do you think that puts a floor on pricing? Or do you think that will deepen further falls?

Positive help invigorate the market (= lower prices) to encourage banks to lower their prices. The State has to pull out the banks, but being aware that if too tight, can kill. For this reason, the reforms we have seen so far, though good and necessary, are fleeting. As the banks have created provisions to which is forcing them, will come another round of reforms, because they are needed.

What about the cuts? Many analysts believe they are very aggressive with the job and that this will cause the Spanish property sector outlook deteriorate further. What is your opinion?

100% agree: it’s kind of tight (a must), but perhaps is drowning. The government already knows: the unemployment rate (EPA) will reach 26-27% in 2012 with the consequences resulting therefrom for the property market and falling prices charged to what this will lead.

What are the factors which it considers has caused the housing crisis last Spanish-both are about five years now-?

The will of the state banks / boxes do not fail. What we are experiencing now is not the crisis: the crisis came in 1998-2006 when the United facilitated through its various regulators (in Spain Bank of Spain) to create housing bubbles coming from them pearls. States take a share of the sales price of the apartments through the taxes they could fund a structure growing.
In Spain this situation of “impasse” not endure any more and the reforms carried out by the Government will make more apartments go to market cheaper: now it is just wait.

Have you finished the housing market as an investment alternative for good?

No. It depends on the returns. The annual rental yield in a big city kind Gran Bilbao, Gran Madrid , must be in 5% (taking into account all transaction costs), at the beach and mountain areas of 10-12% annually. At a time of deep correction like this, people think that now is now 2006, 2007, … 2012 is the right time to invest in brick. But now bought an apartment is the most effective way to destroy a city. The astute buyer waiting for prices to continue falling, a process that is unstoppable.

Even getting the returns that I just referred, would not buy anything now: what now seems a bargain is considered very expensive morning and also at prices that today I will get a lot more supply tomorrow, is a matter of waiting. The deflationary scenario in our country is hopeless.

People do not realize it, but the floors are one of the most risky investments by borrowing and the lack of liquidity of the good, I think asset classes such as \ “High Yield \” are much better.

Will continue with more properties being banking, both individuals and companies? Do you think this will be the last you will drag the housing market, as in the U.S.?

If: 2013 will take the palm. The unemployment rate (EPA) reached the 26-27% this year. The biggest drag on the market to energize is the blindness of the offer not to lower prices of the apartments: only sold if prices fall. The funding that is important is the milonga vendors to mortgages being granted longer possible and thus inflate the prices of the apartments. If you own, maybe it’s not rent, sell the apartment but the sooner the better because the prices have been in this country will not see anymore in real terms, these have passed into history and will not return.

Do you think it will end up changing the law to allow mortgage payment in kind? How will affect the market?

Yes, yes I think will happen, but now it does not matter. The banks are paying on average for new loans and 3.8% interest uptrend, the apartments for sale totaling more than 1.9 million, those in construction, 1.3 million, the gaps in large areas 2.6 million urban, we have qualified land to build 4 million homes. With or Foundation, banks will not lend: Basel III imposes a percentage of risk weighted capital by 16% which is twice the result with the current credit crunch this will have.

If we add all the giving in payment, the lower prices of the flats is the logical consequence, if we add all the elements described above is cracking down.

Are you in favor of fiscal measures to stimulate the property sector? ¿They would work?

The only measure that is effective to stimulate the sector is the massive drop in prices of flats, there is no other. Giving money to the sellers through tax cuts is a kick to the country’s economic recovery because it diverts capital from sectors with high productivity to those who have very low (construction). The money ends up in the pockets of the sellers out of everyone. The best that can happen to Spain is to accelerate the dismantling of the sector. In any market, when prices fall goods, sold more, if you really want to have homes to sell, you know what to do.

Some people believe that renting your apartment while you wait for price increases, while in order to sell at lower prices. That will not happen: oddly enough, this is one of the best years for the sale of an apartment, because the price correction for several years is impepinable. This goes for long.Much more than I pull for the rent of my house, I lose through depreciation of the housing market.

The smart owner of a house is the one throwing the chips removed, the buyer is not ready to buy, rent and disappears for several more years.

What would happen for winding the housing crisis in Spain?

The housing crisis in Spain has already happened in this country in the period 1997-2006: now what we’re seeing is a correction that is very positive. The correction and adaptation to the reality of the country’s sustainable sector, will be held until at least 2014. I think prices will stabilize in the period 2015-2017, until then it is best not to touch the floor as an investment as prices continue to fall.

Reviving the U.S. economy appears increasingly strong, which bodes well for the Canadian economy, said Monday the Conference Board of Canada.

The research group highlights the growing confidence of households and businesses in the U.S., and recalls that the U.S. economy has created over 200,000 jobs per month during three of the last four months.

In addition, a major risk hanging over the U.S. economy, the European budget crisis, is far less threatening now that the European Central Bank has indicated it would intervene to prevent a possible implosion.

The Conference Board of Canada therefore projects that the U.S. economy will improve by 2.5% this year and 3% in 2015, after advancing only 1.7% in 2011.

It would be good news for Canadian exporters of natural resources and manufactured goods, that ship about 70% of their production to the United States.

Bank of Canada predicted last week that the Canadian economy will grow 2.4% this year and next year.

The Conference Board warns that the U.S. remains vulnerable to an oil crisis, should the conflict with Iran would escalate.

If the price of gasoline at the pump goes to more than $ 5 a gallon ($ 1.32 per liter) for an extended period, said the research group, the United States, which import most of their oil, could slip into recession. Gasoline currently sells for under $ 4 a gallon.

But its public debt has increased, from 85.3% to 87.2% of GDP, its highest level since the introduction of the euro in 1999.

Despite efforts, figures released by the statistics agency of the European Union (EU) show that a long road awaits the euro area before returning to the limit of 3% of GDP deficit and 60% for debt, as provided in the financial stability pact.

Among the 17 countries in the euro area, Ireland recorded the largest deficit, with 13.1% of GDP, the country which had granted an aid of 67.5 billion the EU and the International Monetary Fund (IMF), continuing to spend billions to bail out its ailing banks. Without the aid of 5.8 billion provided to two nationalized banks, the government deficit of Ireland would have reached 9.4% of GDP, still the highest in the euro area. Budget Goal to which Dublin had promised in exchange for help was 10.6%.

The budget deficit of Greece has in turn increased to 9.1% of GDP last year, while that of Spain, which saw its rate climb bonds markets in recent times is 8, 5%.

For all 27 EU countries, the deficit also declined last year from 6.5 to 4.5% of GDP. The UK recorded the largest deficit, at 8.4% over the fiscal year ending March 31.
