Now, we are talking real estate investing here, not any silly flipping of a coin or anything like that. What we do have in this case is a very interesting situation. Many individuals find that this act of selling homes for far more than you purchased them at is quite ethical and legal. Others are not so sure it is either of these things. But, when it comes down to it, you simply need to know what the true story is. So, let’s see what the flip is all about.
In this investment process, you will find that investors will purchase homes below their market value. Then, they may do a few touch ups here and there, but within days they are selling the homes again for much more money. In turn, they get to bank quite a few bucks for just a very small investment. In some cases, they don’t even have to wait for the title before they can start looking for a new home owner.
So, why is this a problem? In many cases, these investors will purchase the home for quite a lot less than it is worth. But, in many of them, it will start when a person needs to get out of a home rather quickly. For example, they may have already gotten into their new home and can not afford to pay both mortgages. Then, they end up selling really low so that they can get it off the market. Then take the cut. But, what is truly aggravating to these individuals is that the investor turns around and resells the home at a much higher value while doing little if any work for the home. All of this ends up making him or her money while the original home owner loses that money.
There are many reasons why this can be a good investment opportunity though, as well. One thing to consider is the sheer fact that these individuals do need to get out of this investment fast. On the other hand, the homes may need quite a bit of work before they can be sold at a higher rate. Many investors do make considerable investments in the home so that they can sell it at a higher rate. Is this the right investment for you? Consider your options and weigh the necessary ethical questions seriously before making the money here.
